What Grade A buys

Grade A means newer or fully refurbished towers with large column-free floor plates, high ceilings, fast lifts, strong sustainability ratings and prime, MRT-connected addresses in Raffles Place and Marina Bay. You pay a premium for image, efficiency and amenities.

Where Grade B fits

Grade B buildings — solid, well-located but older stock, often on the CBD fringe or in Downtown Core — trade some prestige for meaningfully lower rent. For back-office, support and cost-focused teams, they are excellent value.

How to choose

Match the grade to the role of the office. Client-facing HQs justify Grade A; operations and growing teams often do better in efficient Grade B space and reinvest the savings. Compare the true monthly cost per usable seat, not just the headline psf.
