Serviced office. A furnished suite complete with reception, IT and cleaning — move-in ready at a predictable monthly rate. Ideal for teams that want to start without a fit-out phase.

Coworking. Flexible workspace in shared premises at central locations — from day passes to dedicated desks. Suited to freelancers, startups and hybrid teams that value community and flexibility, concentrated in the CBD and on the fringe.

Traditional lease. Your own floor on an individual agreement — usually two to three years here, often with a rent-free fit-out period — and full layout freedom. The right choice for established companies with stable space needs that want their own address.

Virtual office. A prestige business address with mail handling and phone services — without physical space. A cost-effective way for founders and remote teams to establish a presence in the Southeast Asian market.

Budgets to expect

Rents here are quoted in Singapore dollars per square foot per month, usually as a gross figure that already includes the building service charge. The real number depends heavily on location, building grade and floor — from around S$5–8 psf per month for business-park and suburban space to over S$14 psf per month at the best CBD addresses.

The most expensive areas, unsurprisingly, are Marina Bay and Raffles Place: for representative space in premium Grade A towers, tenants typically pay around S$10–15 psf per month, with the core CBD Grade A benchmark around S$12.40. Shenton Way and Robinson Road offer good value at around S$8.50–12, and Tanjong Pagar around S$8–11. The City Hall, Marina Centre and Beach Road areas span around S$8–14.50, while Orchard Road is around S$8–12.

For a better balance of location and cost, fringe and decentralised nodes — Paya Lebar, Alexandra/Buona Vista, Novena — sit around S$6–9 psf per month, and business parks and suburban space can start from around S$5–8. A flexible alternative is coworking or a serviced suite, where you pay per workstation rather than per square foot, with furniture, IT and services included, from around S$338 per person per month. How rent is structured: gross rent, service charge and GST

To plan a budget, it helps to understand how offers are structured. Most CBD space is advertised as gross rent per square foot per month, already including the service charge — building maintenance, common-area upkeep and air-conditioning during office hours. Some landlords instead quote net rent plus a separate service charge. On top of rent, GST of 9% applies. Traditional agreements typically run two to three years and often include a rent-free period for fit-out. Energy-efficient green buildings — for example with a high BCA Green Mark rating — help contain operating costs and preserve long-term value.
